330 - Commercial Conversion, £600k profit with JV funding This month on Deals Deals Deals, we welcome Ben Richards, who is an Architect and Property Developer amongst other businesses. Ben has just completed his first year on the Property Entrepreneur Programme, and he was voted by his peers to win 3rd place in the Property Entrepreneur of the Year Award and 3rd place in the Deal of the Year Award. It is this deal that we go through in this episode of The Blueprint Podcast. Ben lives in St Albans with his family and has set up several businesses over the last 8 years with 30 staff across the businesses. Ben and his partner have raised £17m to fund their developments on an interest or Joint Venture basis and they are currently live on 6 sites with a £30m GDV. The deal we discuss was funded with a Joint Venture partner who put up the cash required and they split the profit 50/50. We discuss tips on how to raise private finance as well as his top 3 tips and other learnings. The headline numbers of the commercial conversion in Marlow which was split into 8 units are: Purchase Price: £1.17m Total Development Costs: £940,000 Finance costs £350,000 Total Cost: £2.46m Gross Development Value: £3.1m Gross Profit: £640,000 Success and failure are both very predictable. Just a year ago, she was working long corporate hours, managing the Internal Client Services Teams of a busy law firm, and craving change. After joining Property Entrepreneur, she took the leap - quitting her job and going all in on her property journey. Since then, she’s completely redesigned her life. Deborah hit her health goals for 2025, losing 9kg and moving from the diabetic range to consistently below pre-diabetic levels. In business, Deborah embraced The Long Game, building solid foundations with an Operations Manual, systems, policies, and financial clarity. She scaled her business with the help of her VA, achieving far more together than she ever could alone. A defining moment came at a Property Entrepreneur Supper Club, when a mentor encouraged her to stop outsourcing her dream and back herself fully. On the 22nd October, Deborah officially left her corporate job, and hasn’t looked back since. 324 - Commercial Conversion with £1m equity and £138,000 pa cashflow This month we invite Mark and Martin Pow of Property Pow Brothers who have just completed the Property Entrepreneur Program, and have just joined the Advanced program as well as the Mastermind group. They had the honour of being voted by their peers for The Deal of The Year and we will go behind the scenes on that deal. Mark and Martin are both family men and based in the South West. They started investing about 15 years ago and now specialise in Commercial Conversions, Title Splits and large HMOs. The office conversion was a large property, 965m2 and they agreed a purchase option subject to planning, which they obtained for 10 flats, 8 x 3 beds and 2 x 1 beds. Property investing is not without its challenges and we discuss how their Joint Venture and funding partners withdrew just before completion and how they managed to raise £400,000 in 24 hours as well as how they found their lease provider. Here are the numbers: 10 bed HMO in the South West Purchase Price: £620,000 (asking price £1m) Total including purchase, conversion and finance: £1,767,000 Gross Development Value (GDV): £2,800,000 Equity: £100,000 Cashflow: £138,842 pa Return on Capital Employed: 73% on £190,000 Success and failure are both very predictable. 310 - Steve Hammond – “Get Out of the Way and Lead” Hello, and welcome to another episode of The Blueprint Podcast. Steve’s mindset has shifted dramatically. He no longer sees himself as the hero who must do it all. Instead, he has embraced being a leader - one who delegates effectively, empowers the right people in the right seats, and communicates with confidence. These internal shifts have helped him overcome perfectionism, restructure his operations, and create a business that is designed for growth, sustainability, and freedom. Throughout his journey, Steve and his company have been recognised both within PE and beyond. New Home Company was nominated for Networking Event of the Year, won Development of the Year, and Steve himself was voted Whitebox Mentee of the Year by fellow mentees—reflecting the high regard in which he’s held by peers and partners alike. Beyond business, Steve has made a significant impact in the charity space. As a top fundraiser for Get Up and Give Back, he personally raised over £20,000, while inspiring his network to raise tens of thousands more. His approach to fundraising mirrored his approach to business: focus on team spirit, gamify the process, and raise the standard. These efforts not only supported meaningful causes but also showcased the power of leadership, culture, and purpose. Steve’s advice to entrepreneurs is simple: if you're still stuck in the day-to-day, it's time to build a world-class team, implement scalable systems, and measure what matters.
