If a seller decides not to renew a Seller Representation Agreement, do they still owe the agent for expenses?
Not typically.
There is an important difference between:
✔️ Ending a contract early (changing their mind during the agreement term)
✔️ Choosing not to renew after the agreement expires
 
If a seller decides partway through the agreement that they no longer want to sell, the contract may include terms dealing with costs, fees, or compensation for ending the agreement early.
 
However, if the agreement simply reaches its end date and the seller decides not to renew, those early-termination provisions generally do not apply.
 
So how long should a listing agreement be?
A 3-month listing period is commonly used because it gives enough time to market the property while still providing flexibility and comfort for the seller. Longer terms may be used, but some sellers prefer not to be locked into lengthy agreements.
