If you’re a real estate agent trying to farm a neighborhood using the 3 P’s — postcards, pumpkins, and pies — this message is for you.
Because I’ve done it.
I’ve spent the money.
And I want to help you avoid the same mistake
Let’s break it down:
Postcards?
Coaches say send one a month… for three years.
In my neighborhood, that’s $400 a month — $14,400 total — for the chance to be remembered.
I did it for a year.
Zero listings. Zero results.
Pumpkins?
You load up a truck with $5 pumpkins and deliver them house by house.
They’ll say thank you… and then forget you.
Pies?
Sure, they’re delicious — but you’re not building a business by handing out dessert.
But then, I came across a better idea.
And this one actually works.
A colleague of mine on the West Coast told me:
“Stop marketing to your neighbors. Start engaging with them.”
So I did just that.
This year, we moved our annual Easter Egg Hunt to our neighborhood amenity center.
No fancy marketing. Just a few posts on the subdivision Facebook page.
You know what happened?
Neighbors volunteered.
One family made 65 cupcakes and ran a cupcake walk.
Others helped hide 3,000 eggs filled with candy.
My wife dressed up as the Easter Bunny.
We simplified the photos — just let parents use their phones.
We gave away 28 beautifully crafted Easter baskets as prizes for golden eggs.
Total cost? About $300 — because I’ve done these before and had supplies.
(Vendors usually sponsor most of it anyway.)
And here’s the kicker…
We had 100 people attend.
We collected 65 warm leads — right from my own neighborhood.
And now? I’ve already booked a listing appointment.
That event didn’t just get me leads…
It made me known.
Today, I’m the HOA liaison leading the Events Committee.
I’ve got Back-to-School, Fall Festival, Dive-in Movies, and Game Day already in the works.
No more guessing. No more gimmicks.
Just consistent, meaningful connection with my community — and real business as a result. So if you’re tired of pouring money into marketing that doesn’t move the needle,
and you’re ready to plant seeds that actually grow…
Let’s talk.
I’ll show you how to turn your neighborhood into a community that knows you, likes you — and calls you when it’s time to sell.
