• No pre-purchase contract review – DIY to save a buck instead of proper legal advice.

• Inadequate budget – not considering running costs and all settlement costs; doesn’t stop with deposit and stamp duty.

• No pre-purchase inspections – not getting a building and pest inspector in, and also an electrician and plumber in, before buying.

• Making a SIGNED offer – not getting advice on what they are asked to sign before signing it. They may think they are signing a letter of offer but it is really the contract before getting advice.

• Not considering equity – they focus on what is the cheapest without thinking about the impact on capital gain over time to set themselves up for the next property.
