Transitioning from single-family rentals to multifamily properties can offer numerous benefits, particularly for investors seeking to expand their real estate portfolios. Here are the key advantages:

Economies of Scale: Efficiency: Managing multiple units under one roof reduces costs for maintenance, property management, and utilities (e.g., shared systems like HVAC, plumbing).

 Increased Cash Flow Potential: More Units = More Rent: A multifamily property typically generates higher overall income than a single-family home.

 Vacancy Risk is Spread: In SFRs, one vacancy = 100% vacancy. In multifamily, one vacancy might only be 10% or less of total income.

 Better Financing Terms: Commercial Loans: Lenders often view multifamily properties (5+ units) as less risky due to diversified income streams, which can lead to:

Lower interest rates

Longer amortization periods

More flexible underwriting criteria

Forced Appreciation: Unlike SFRs, which are typically valued based on comps, multifamily properties are valued based on income (NOI). This means you can:
