If you’re new to my channel, my name is Tony Stephan. I’m the founder and chief operator of Tony Stephan Enterprises (coaching & consulting), Stephan Group Real Estate Brokerage, and Tony Pro Investments (a family office, which is just a formal way of saying we invest our own money into multifamily real estate) If this is your first time finding me, welcome!…Here’s a quick outline of how I got here and what this channel is about. 14 yrs old: My mother abruptly left our home, we filed chapter 7 bankruptcy, and had a few years of very hard times. 18 yrs old: I lost my mother. My dad taught me fitness as an outlet to manage the stress. I wanted to help others dealing with trauma or stress via fitness, so I became a certified personal trainer and made $6/session. 23 yrs old: I graduated from Wayne State with a degree in Dietetics and became a Registered Dietitian, I took a 100% commission job at Lifetime Fitness. 26 yrs old: I quit that job, charged up my credit card to hire a mentor, and started an online coaching business. 27 yrs old: I broke even on the year and had massive struggles. 28 yrs old: I made my first $1m profit. 29 yrs old: I grew that business to 1000’s of customers in 21 different countries and made multiple 7 figures at 90% margins. 30 yrs old: We bought our first rental property, a single family rental in Royal Oak MI. 31 yrs old: We bought our first 7-unit apartment for $660k. One year later, it was worth $1m. The game completely changed. Tony was also joined by Nawaf Kalasho of Kalasho CO and they discussed why they've built an impressive portfolio of over 700+ small multifamily units. Small multifamily real estate is the safest and best investment for every day Americans to build wealth. Here's why: Economies of Scale You get multiple income-producing units under one roof, which makes management and maintenance more efficient compared to owning multiple single-family homes in different locations. Better Cash Flow With more than one tenant, you’re spreading risk. Even if one unit is vacant, the others can still generate income, reducing the impact on your bottom line compared to a single-family rental. Easier Financing Than Larger Properties Properties with 2–4 units still qualify for residential financing, which means: Lower interest rates compared to commercial loans. You can use FHA, VA, or conventional loans. You may only need 3.5% down with an FHA loan if you live in one unit (house hacking). Appreciation + Rental Income Multifamily properties benefit from both market appreciation and cash flow. In hot rental markets, both the value of the property and the rents can increase over time. Tax Benefits You get depreciation, mortgage interest deductions, repair write-offs, and more—just like other real estate investments—but spread over multiple units. Exit Flexibility You can: Sell to another investor. Sell as a single-family home with rental upside. Convert units to short-term rentals. Refinance and pull out equity. Strong Demand Affordable rental units are in constant demand, especially in urban and suburban areas where housing costs are rising. Portfolio Growth Small multifamily properties can be a stepping stone to larger commercial real estate. Vacancy Risk is Spread: In SFRs, one vacancy = 100% vacancy. In multifamily, one vacancy might only be 10% or less of total income. Better Financing Terms: Commercial Loans: Lenders often view multifamily properties (5+ units) as less risky due to diversified income streams, which can lead to: Lower interest rates Longer amortization periods More flexible underwriting criteria Forced Appreciation: Unlike SFRs, which are typically valued based on comps, multifamily properties are valued based on income (NOI). Here are the most common and effective loan options, with their key pros and cons: Conventional Loans Best for: Buy-and-hold investors with good credit. Pros: Low interest rates. Long terms (15–30 years). Cons: Strict credit and income requirements. Limited number of financed properties (usually up to 10). Portfolio Loans Best for: Investors with multiple properties or complex financials. Pros: Flexible underwriting. Can finance multiple properties under one loan. Cons: Higher interest rates. Shorter terms than conventional loans. DSCR Loans (Debt-Service Coverage Ratio) Best for: Buy-and-hold investors with rental income. Pros: Approval based on property cash flow, not personal income. Determine How Much You Can Afford: Consider your income, debts, and down payment to estimate what home price fits your budget. Save for a Down Payment & Closing Costs Standard down payment: 20% (but some loans allow as low as 3-5%). Get Pre-Approved for a Mortgage: A lender reviews your credit, income, assets, and debts to determine how much they will lend you. Find a Home & Make an Offer: Work with a real estate agent to find homes in your price range. Get a Home Appraisal & Inspection Appraisal: The lender ensures the home’s value matches the loan amount. Inspection: A professional checks for major repairs (not required, but recommended). Secure Final Loan Approval: The lender will verify your finances again (avoid new debt or job changes). Close on Your New Home: Receive the keys to your new home! I have a lot of equity in my rental property. Should I sell, refinance, or hold it? In this podcast, Tony Stephan answers the question: I have a lot of equity in my rental property, should I sell, refinance, or hold? It depends on your financial goals, market conditions, and cash flow needs. Here are some considerations for each option: Sell Best if: Property values are high, and you want to cash out and reinvest elsewhere. Pros: Capture appreciation and take profits. Avoid future market downturns. Reinvest in higher-yield opportunities. Cons: Capital gains taxes. Loss of rental income. Transaction costs (agent fees, closing costs, etc.). Refinance Best if: You need cash but want to keep the property. Pros: Pull out equity without selling. Keep rental income and appreciation potential. Possibly lower interest rate if current loan is high. Cons: Higher monthly payments. Loan fees and closing costs. Higher debt load. Hold Best if: The property is generating solid cash flow and appreciating. Pros: Passive income continues. Equity builds over time. Tax benefits (depreciation, mortgage interest deductions). Cons: Opportunity cost (equity tied up). Market risks. Ongoing property management headaches. Questions to Ask Yourself: How strong is my cash flow? If the property is making good money, holding might be best. Do I need liquidity? If you need cash for another investment, refinancing or selling could be options. What are interest rates like?
