The Real Podcast
The least salesy person in the room often creates the most trust. That was one of the biggest takeaways from my conversation with Lindsay Dunlap. In this episode of The REAL Podcast™, Lindsay shares her perspective on real estate, open houses, client relationships, professional reputation, and what it actually means to build long-term trust in a business that often rewards pressure, urgency, and performance. One of the things I appreciated most is the way Lindsay thinks about connection. She is not trying to “capture” people. She is trying to make them feel comfortable enough to connect....

Most agents describe the property. The best ones position it. In this conversation, Linda Sansone breaks down how she approaches luxury listings differently — not by overwhelming buyers with specs, but by identifying what makes a property rare, meaningful, and worth paying attention to. We discuss: why luxury buyers respond to rarity and context the mistake of relying on the “same old script” how to present the opportunity, not just the house why agents often market properties too narrowly buyer psychology during showings the importance of story, history, and positioning why “talk...

One of the things I really enjoyed about my conversation with Linda Sansone was the way she thinks beyond the obvious. Most people market a property exactly as it currently exists. Linda looks at the opportunity. At one point in the conversation, she talked about a property with an unbelievable barn. Instead of limiting the marketing to equestrians, she expanded the lens completely. Artists. Car collectors. Anyone looking for a large creative structure. That shift matters. Because the opportunity can often be bigger than the current shape of the home. And honestly, that applies far beyond real...

Most listing content sounds the same. Beds. Baths. Specs. Delivered clean… but forgettable. (We’ve all done it.) That’s why this conversation with Linda Sansone stood out. She said it simply: She’s tired of reading the same script. Because buyers don’t need more information. They need something to connect to. What actually makes a property stand out isn’t just what it is. It’s: – the story behind it – the magnitude of the space – where it sits – what it’s been part of That’s what people remember. And this is where most agents miss the opportunity. They think their job...

A lot of talented people are not overlooked because they lack value. They’re overlooked because their value is not being seen, felt, or understood clearly in the market. In this episode, we break down the gap between value and visibility, where it shows up, why it costs people opportunities, and how mindset, message, and media must work together to create clarity that compounds. This is for leaders, agents, and entrepreneurs who know they bring something real, but want the market to finally read it more clearly.

A Mindset, Message, and Media Brief by David A. Moya Most people think content creation is about marketing—getting attention, building a brand, or driving engagement. But here’s the truth: every time you create content, you’re not just influencing your audience—you’re influencing yourself. The act of creating is never neutral. It’s reinforcing an identity in your brain, signaling to your nervous system: “This is who I am. This is what I stand for.” Done intentionally, content creation becomes one of the most powerful tools for self-mastery, rewiring your self-image and bringing...

She is trying to make them feel comfortable enough to connect.
No pressure.
No chasing.
No jumping on people the second they walk through the door.
Just welcome them.
Give them useful information.
Respect the fact that they may already have an agent.
Let the conversation breathe.
Simple.
But not common.
Because the person walking through the door may not become a client right away.
Maybe never.
But they will remember how they felt.
They’ll remember the respect.
The ease.
The knowledge.
The lack of pressure.
That is the part most agents overlook.
Being salesy might create urgency.
But being trusted creates memory.
And memory is what compounds.
This conversation is about more than open houses. It is about the way trust is built over time — through presence, honesty, communication, patience, and the ability to make people feel steady in high-pressure moments.
A conversation with Lindsay Dunlap on trust, reputation, luxury without ego, and why the least salesy person in the room may be the one people remember most.
