The Mindset of Success: Discipline, Drive, and Family with Kerry Tanner

The Mindset of Success: Discipline, Drive, and Family with Kerry Tanner
In a recent episode of The Top Producers Show, host Paul Neal sat down with real estate agent Kerry Tanner to discuss success in the industry. The episode focused on the importance of having a clear "why" behind one's actions and the need to prioritize people over money. One of the key takeaways from the episode is the importance of clarity in one's goals and motivations. As Tanner explains, it's essential to understand why you're doing what you're doing in order to stay motivated and on track. This requires a deep understanding of one's purpose, which can be discovered by asking questions like "What drives me?" and "What do I want to achieve?” Another important theme of the episode is the need to treat one's work, even if it's a flexible job like real estate, like a real business. This means showing up every day, prioritizing education and communication with clients, and staying disciplined and focused. Tanner also emphasizes the importance of mindset, which is crucial for success not only in business but also in family and personal life. One of the most interesting parts of the episode is when Tanner discusses her "Serve not Sell" philosophy. This approach prioritizes helping those who ask for it rather than aggressively selling to them. Tanner sees herself as someone who can provide wisdom and guidance to clients, who might otherwise be overwhelmed by the amount of information available on the internet. Tanner also touches on the current state of the real estate market, which is a topic of interest for many people. She notes that while there has been a decrease in competition compared to 2021, buyers still need to offer a little above asking and pay their own closing costs. Tanner urges buyers to purchase now, as the market could become more competitive in the future if interest rates drop. Throughout the episode, Tanner provides valuable insights and practical advice for anyone looking to succeed in real estate or business in general. Her focus on prioritizing people and serving others is an approach that could be applied to many different fields. The idea of taking responsibility and control of one's destiny is also a theme that resonates beyond the real estate industry. Overall, this episode is definitely worth a listen for anyone interested in success and motivation. The Importance of Pricing and Opportunities for Buyers in the Low Inventory Market with Anna and Rebecca Staylor

The Importance of Pricing and Opportunities for Buyers in the Low Inventory Market with Anna and Rebecca Staylor
On this episode of the podcast, host Paul Neal is joined by Anna Staylor and her daughter, Rebecca Staylor, a mother-daughter team of real estate agents. They discuss their experiences working together in the real estate industry and managing expectations in the current market. Anna shares that they sell around 80 to 100 homes each year, and her daughter Rebecca became interested in property law during law school. She asked to work with her mother, but Anna made it clear that she wouldn't hand her any business and emphasized the importance of working hard. The two have collaborated well and their pictures are even featured on grocery carts in their area. They attend every inspection they go to, resulting in a large number of appointments to manage. The speakers emphasize that unrealistic expectations from both buyers and sellers are a common issue in the real estate market. People often let go of homes they don't love and foreclose on them. However, education and conversations with clients can help manage their expectations and make them more realistic. Proper pricing is crucial for selling a home, and current market conditions offer opportunities for buyers to ask for closing costs, which might not be available in the future due to low inventory. Anna mentions that her family has always been involved in real estate, and her children have grown up knowing the clients and being involved in the business. She advises listeners to listen to their clients and keep their interests in mind while staying financially stable and taking care of their taxes. Rebecca adds that during COVID-19, they had to balance multiple tasks at once and found it even more challenging to manage expectations. Anna admits to being a control freak and struggled with giving up her duties to Rebecca, but eventually learned to trust her and let her grow. Despite looking nothing alike, the two often provide complementary skills and collaborate on marketing and idea generation. Overall, the speakers provide valuable insight on managing expectations in the real estate market and working together as a mother-daughter team in the industry. Shelly emphasizes the importance of hard work and kindness, which she presents as a cardinal rule to her team, evident in her office motto "work hard, be nice." Shelly dispels the stereotype that entrepreneurs are solely profit-driven, explaining how entrepreneurs, including herself, are more about adding value. This belief is echoed by Paul, who asserts that providing value can bring mutual benefits in a win-win scenario. Discussing her approach to training, Shelly shares her implementation of Brian Buffini's 100 Days to Greatness training geared towards new agents. Embracing an abundance mentality, she believes in sharing her successful blueprint without fear of competition. Shelly also highlights the importance of reputation in the real estate industry, introducing the term 'Coopetition,' a blend of cooperation and competition. Rick emphasized that nurturing agents and teaching them how to grow and sustain their business is critical in avoiding agent burnout and creating loyalty within the team. Rick shared his philosophy on providing good service to clients, stating that "providing good service to clients is a lost art that people are starving for," and teaching it to agents will lead to overall success for everyone on the team. Rick also discussed the importance of staying up to date with the ever-changing industry, especially in light of volatile market rates. He noted that even in the current climate, real estate professionals can navigate potential issues and opportunities effectively by educating their clients. In conclusion, Rick left the audience with a message to younger generations, advising them to learn communication and interpersonal skills to stand out from the competition. A Real Estate Business Born Out of Adversity with Anna Pavuhovich
We have just released an amazing episode that will make you understand the real value of having a great strategy in place when buying or selling a property. Our guest speaker, Anna Pavuhovich, shared her personal experience of challenging financial times during her divorce and how it made her realize the importance of understanding one’s finances. Her success in selling lots gave her the ability to create a successful company that helps people buy houses for various reasons, including divorce, downsizing, or upsizing. We learned that the company has a very effective process in place to make the house-buying experience easier for clients. They ensure transparency and reduce uncertainty by providing clients with all the necessary steps, credentials, and upfront information. Additionally, they seek to communicate clearly with clients and check for their understanding through phone conversations. The speaker's company is often referred to handle divorce cases by divorce attorneys, as they understand the emotional turmoil divorce brings, having gone through it before. They had a special case with a contentious divorce filled with angry emotions, but the company managed to help both individuals find their new homes, expressing gratitude for the kindness and help given during their time of need. Additionally, the episode features Anna and her daughter who are actively contributing to helping people find homes. They have saved significant amounts of money for buyers by switching from renting to owning, and they work together as a family, which makes it a lot of fun for them. We learned that housing prices have gone up by about 5 to 7% over the last year, and with such low inventory in the market, more sizing price-wise is expected to happen. However, homeowners will not lose 20% of the value of their homes. The multiple offers on properties are happening more frequently than before, with offers 25 to 30,000 over asking price depending on the home price. The speaker's main takeaway is that the key to success is coaching and surrounding oneself with the right people. With her team and coaches, she spends a lot of money on education and coaching to ensure they are going in the right direction. The speaker recognizes that the burden of running a business and making payroll is significant, and they need help from others to do it effectively. A Blessed Beach Life with Pat Barton

A Blessed Beach Life with Pat Barton
In this podcast episode, host Paul Neal talks to Sandbridge Beach area Realtor Pat Barton about real estate investment opportunities in the oceanfront area. Pat explains that the true investor is primarily looking at oceanfront properties where they can achieve a high return on investment. Most buyers are families who use the property for vacations and short-term rentals to offset the costs of ownership. Paul inquires whether it's possible to break even or just reduce the cost of real estate investment in this scenario. Pat explains that while there are situations that present a breakeven scenario or potentially positive cash flow, most of these cases revolve around cash purchases. Investors are likely to be spending anywhere from two to three million dollars for a single-family home. The conversation then shifts to the properties being built specifically for short-term rentals. Pat mentions seven properties under construction on the oceanfront road, which are all expected to generate significant rental income. Regulations have come into place to control aspects like parking spaces for short-term rental properties. One unique aspect of the area discussed is the ability to make a property a short-term rental without a special use permit, which only applies to the Sandbridge area. This drives up the value of properties in the region. The podcast also touches on the evolution of the area, with old cottages being replaced by large new homes. Pat highlights that the area has been discovered and now generates a lot of revenue for the city. A special tax district was created in the late nineties to self-finance a sand replenishment project, and as property values have increased, the tax rate has actually been reduced. In conclusion, the podcast highlights the appeal of Sandbridge as a real estate investment opportunity, with its proximity to Virginia Beach's activities while still offering a more private and secluded beach experience.
