Wealth Designer Realtors: The Castillo Group On Turning Homeowners Into Entrepreneurs
Buying real estate empowers millions of people by taking them from renter to homeowner, but it doesn’t have to stop there. With the right strategies, you can take that path further and become an entrepreneur by getting a few properties under your belt without changing a lot about what you’re doing. In a market like this where homes don’t sell as fast as they used to, hanging onto a property, turning it into a rental and then duplicating that process a few times over is a great move. Most people think this is hard to do, but the right agent can turn a home purchase into the beginnings of an asset base and future wealth. This is why Lauren and Josean Castillo call themselves Wealth Designer Realtors. For them, it’s not about just buying and selling homes, it’s about providing the consumer with a path to financial freedom through real estate. In this episode, they share why it’s a great time to buy a home, and why we could all benefit from having an investor mindset. Visit to view full show notes. Mindy Jones On The 3 Categories of Agents and Knowing the Difference Between Market Pace and Market Health
The reaction to the real estate market comes in a variety of flavors, from fear and panic to excitement and calm acceptance. How people feel about the market isn’t really about what’s happening presently, it has a lot more to do with what was happening when they last bought or sold. In real estate agents, 3 distinct camps have emerged - the people who were around in 2008, the agents who were around post-2008 and pre-2020, and the agents who only know the extremes of the pandemic market. When you last bought or sold influences how you feel in this market and how you take action in it. The market is a lot more accessible and healthy than we’re often led to believe, and you can see it if you’re not wearing 2008 or 2020 tinted glasses. When you start from the angle of when you last took part in a transaction or when you first got into the market, it makes it easier to provide the advice that gets them to take the right action. In this episode, Realtor, the owner of The Amy Jones Group at eXp Realty and founder of Community on Purpose, Mindy Jones talks about why the market isn’t as bad as it’s been made out to be. Mindy Jones is a Realtor, the owner of The Amy Jones Group at eXp Realty and founder of Community on Purpose, Inc. Ari Jakobov On Scottsdale, 85254 & The #1 Reason Sellers Walk Away With Less Money
There’s no louder death knell for the seller’s negotiating power, a listing’s success and its final selling price like days on market. Whether it’s a seller’s market, buyer’s market or something more balanced, the longer it sits, the more the leverage crumbles for the homeowner, the less attractive the home looks, and the harder it becomes to sell it in a manner that works out well for the seller. To avoid the stagnation and even expiration of a listing, a lot of work has to be done on the front end to set it up for success. This is what the 72SOLD process is - it’s a strategy to sell a home faster for more money with a lot less stress. In this market especially, this process is critical. It creates more excitement for the home front, and prices it perfectly so that it flies off the shelf. What does the process look like in practice? In this episode, I’m joined by agent and 30 under 30 nominee, Ari Jakobov. He talks about getting homes to sell faster, and why 85254 is a great zipcode to buy a home. Steve Valentine: The Major Opportunity Agents Are Missing Out On By Focusing on Listings & How He Built a $50 Million Portfolio
The power of real estate is undeniable. It sets people up for wealth, it has created more millionaires than any other industry, and you don’t have to do much to succeed as an investor. The problem is, most real estate agents are so focused on the sale that they miss all these opportunities. The major focus of this industry is serving the consumer, and an agent can spend a lifetime making other people wealthy while surviving on commissions with no retirement or chance at generational wealth. We’re around houses all the time but 95% of real estate professionals have never invested in property themselves. This doesn’t just harm us, but it also hampers our ability to truly solve problems for consumers. Real estate today is a lot like a choose your own adventure book, consumers can choose the path to take when selling a home based on the problem they want to solve. From rentals and pulling out equity to grow multiple assets simultaneously to creative financing, there are many ways to go about a transaction. If we’re showing up with the traditional listing as the only solution, the consumer is missing out big time. On the other hand, if we become the resource with all the options, we’re more valuable to the consumer and also to ourselves. My guest Steve Valentine’s passion and mission is advocating for looking beyond a traditional listing and getting agents to wake up to the opportunities right under their noses. In this episode, he shares how this passion came about and how he built a $50 million portfolio as an agent. Guest Bio Steve is a real estate investor, strategist and mentor. Once a traditional real estate agent focused on transactions, GCI, and his "competition," he discovered the secret to a happy career and happy clients. His life, family and career changed forever when HE STOPPED SELLING AND STARTED SOLVING! With more than 20 years of real estate experience, he’s fanatical about handcrafting the right strategy for each client using his toolbox of absurdly effective techniques. He’s more super-hero when it comes to investing in real estate and in his relationships with clients, employees, and family. He out-right refused financial ruin to build a retirement-sustaining real estate portfolio of more than $15 million in value. A portfolio that is so diverse and has been so fun to create, he’s educating others to do the same. In the past 5 years Steve has created a real estate business that encompasses all of today’s top strategies including traditional real estate, flipping homes, buying off market opportunities, building wealth for himself, his team, and his clients. Sarah and Jesse Morales On Getting on Queen Creek, Eastmark & How to Get Ahead of a Changing Market
Everything going in this real estate market has given both buyers and sellers great pause about pulling the trigger on a transaction. Buyers are uncomfortable with how high interest rates are, and sellers are hoping for home values to climb again before putting their home on the market. Even though the hesitation is seemingly driven by different circumstances, the solution for both buyers and sellers is exactly the same. While it seems prudent to sit on the sidelines until things change, the truth is there’s no time like the present. You can’t get a better deal than the one you’ll get right now, and better yet, there’ll be a lot less competition. There are many people secretly in the market already, looking at homes, getting pre-approved, biding their time and waiting for any slight change to pounce. Wait any longer, and you could be missing out on something great. How do you get ahead of the market? In this episode, husband and wife team and co-CEOs of The Morales Group, Sarah and Jesse Morales share why it’s better to pull the trigger on a transaction now, predicting the growth of Queen Creek and why they love Eastmark. Erik Kelly On Normalizing After a Fiercely Frenzied Market & The Ahwatukee Resurgence
When Erik Kelly was a guest on our show back in 2019, the market couldn’t have been more different to what it became in 2020. It was before Covid, before the super low interest rates, and the fierce frenzy of an extreme seller’s market and multiple offers. 2019 was a more normalized and balanced market, and we’re returning to that again, but it doesn’t feel that way after the madness of 2020 and 2021. That’s why some people label this market as “bad”. In reality, the market doesn’t need to be painted in such a negative light. The landscape of the market might be dramatically different to what we saw in recent years but that hasn’t eliminated the motivation or the opportunity. Erik Kelly returns to give his take on the twists and turns the market has taken to get here, why it serves skilled agents so well and he also talks about the Ahwatukee resurgence. Dani Miller On Southeast Pinal County, Horse Property & Understanding the Market We’re in Today
Between buyer hesitation and sellers struggling with the new reality of the market, half the job of an agent right now is putting clients at ease so they can see their own goals through the forest of stats, listings, interest rates, and home values. For buyers, there’s no better time than right now to get into a home - if you’re worried about how high your payment will be, it will likely be higher in the near future. For sellers, it’s better to focus on what’s going on right now in the immediate area around their home, not what was happening in another area a year or two ago. Real estate professionals have to ease the buyers and sellers into the market as it is now, and that requires more coaching, education and research than ever before. In this episode, seasoned Arizona agent Dani Miller shares how she’s dealing with this market, and her favorite areas to sell like Southeast Pinal County, White Mountain and more! Katrina Barrett On Luxury, Arcadia Proper & Using a BINSR to Get The Transaction Over the Finish Line
In this current market, getting a home under contract is hard enough, let alone getting it to close. There are so many reasons a contract can fall out, and some of them are actually quite avoidable if agents just took some extra steps on the front end. If we’ve done our homework, there’s really no reason for a contract to fall out. Very often, the job of an agent is to over-control the variables so they can get ahead of the problems that could arise. If we know that it’s harder to get the deal over the finish line, there are solutions we can use to keep things from falling apart. One such secret weapon is the BINSR, something a lot of agents are keeping in their back pockets to get the transaction closed. In this episode, Realtor, broker-owner and luxury expert Katrina Barrett shares how this solution works and she also gives us insights on the luxury market in the Valley - Arcadia Proper in particular. Matt Manoogian On Phoenix Vacation Rentals & What’s Really Driving the Drop in Transactions
It’s no secret that transaction counts are down in the Phoenix market, and one might easily attribute it to economic conditions making it too hard to buy and sell. The truth is, the slow down has a lot more to do with what’s going on in the minds of consumers than what’s actually going on with real estate. When sellers think it's a bad time to sell and buyers think it’s a bad time to buy, the market won’t move because everyone is afraid. It’s a vicious cycle that keeps reaffirming the story in the minds of buyers and sellers. The only thing that can cut through that is education and expertise from an agent who understands the numbers, knows how to negotiate and has the ability to lead the consumer to the best course of action for them. Jesse Torres On Spring Meadows Commons & The Lost Art of Being a Consultant-Agent
If we compare the market we’re in now to the market conditions we had in 2020 and 2021, ‘complete 180’ would be the best way to describe it. Selling a home isn’t as simple as just getting it on the market without much of a strategy, a lot more needs to be done to have a great outcome. Buyers have a lot more leverage, and even though interest rates are higher, they have the opportunity to get themselves into a great home. When we were in more of a seller’s market, some of the most important traits of great agents became a lost art. Marketing a property, setting expectations, asking the right questions, and preparing clients for the current market - these are all things that are more important than ever before. How can an agent help their clients navigate this market? In this episode, I’m joined by Keller Williams East Valley Realty agent and owner of Casitaz, Jesse Torres. Matt Long on Legend Trail & The Need for a Balance Between Data & Humanity in This Market
As real estate professionals, we have to run in 2 lanes. We have to be on top of the market data, but also be in touch with humanity enough to know that the numbers don’t make up the whole puzzle when it comes to a transaction. The numbers on paper and computer screens don’t always translate to what’s happening on the ground - market reports could say that things are balanced, when in reality, buyers have more leverage over sellers. Additionally, the numbers don’t apply to the specific situation of the client in front of us. The data is important, but it’s meaningless without the human piece, and the life events and factors that drive them to make a move. The question of whether or not this is a good time to buy and sell is an incomplete one. We always have to bring it back to the specific person we’re helping, and what they are trying to accomplish. That’s how we map the way forward and steer people in the right direction for them. Matt Long believes that our focus needs to be on the right decision for the client injected with market data. In this episode, he talks about Legend Trail and how he’s coaching buyers and sellers through the real estate process right now. The real estate transaction isn’t just about buying or selling a home. At the very core, we’re dealing with an incredibly emotional process wrapped in a huge financial step. The psychology of the buyers and sellers plays a role in the success of the transaction, and an extreme market doesn’t make for a joyful experience for anyone involved. From multiple offers to rushed decisions, the market we were in was anything but stress-free. Getting into a home or selling a home was nail-biting and anxiety-inducing on a lot of fronts. Kristin LaVanway On Downtown Mesa, The Importance of Hyper-Local Market Data & Why It’s Still a Great Time to Buy
Are we in a buyer’s market, a seller’s market or somewhere in between? Honestly, it depends on the market you’re looking to buy or sell in. Contrary to what you’re hearing on the news, we don’t have blanket market conditions; things look different in different areas. In fact, you can have one small pocket experiencing a buyer’s market and another pocket nearby seeing something way more balanced. Having a successful real estate transaction right now means focusing less on what’s happening nationally, and paying more attention to what’s happening on a hyper-local, granular level and aligning it with what you actually want. If you’re going about it wisely, with the right data and information, this is actually a great time to buy. There are so many things present in the market right now that actually make for a lot of great opportunities. Kristin LaVanway believes you can buy a home right now and come out ahead of the game. Interest rates may be high, and appreciation might not be what it once was, but you’ll still be a winner. Cheryl Benjamin On 85383, Flagstaff & Running a Profitable Airbnb Business
In real estate, when you look at the changing interest rates and home prices in isolation, you might just think it’s a bad time to buy. But if you step back and look at the whole picture, you’ll realize that getting into a home puts you in a win-win position in just about any market condition. Every objection and con to buying a home right now is completely overshadowed by the massive pros of owning real estate. Homes may not be appreciating at 30% but that doesn’t mean they aren’t appreciating at all. Rentals have skyrocketed in recent months, so being a tenant isn’t an advantage right now. Owning a home makes buying the next one so much easier, and you have the opportunity to offset your expenses through Airbnbs and long-term rentals. The market may be different, but that doesn’t mean the opportunities go away. Cheryl Benjamin actually believes this is an exciting real estate market, in this episode she talks about her favorite areas in Arizona, 85383 and Flagstaff. Play Monopoly for Real: Why Wealth-Building is The True Opportunity for Both Agents & Consumers w/Steven Chader
If you focus on the surface-level value proposition of real estate (buying and selling homes) you miss out on the gigantic, valuable iceberg underneath - the opportunity to build wealth. Regardless of market conditions buying a home is always a good move, especially if it’s approached from the angle of investing and wealth-building. With the right real estate agent in your corner, one home can become the foundation of a bigger portfolio and real wealth - and you don’t need to be a millionaire to make that possible. As real estate professionals, focusing on the wealth-building aspect of business also sets us up for financial security in our own right, and we get so much more value by focusing on that aspect. For real estate business leader, Steven Chader, this is the message he wants to shout from the rooftops to both agents and consumers alike - make real estate about wealth and investing, and you’ll never lose out. Why is this actually a great time to get into a home? How do agents build real valuable businesses, not just professional practice? Samantha Malcolm On Scottsdale Ranch & How to Be Education-Based in a Tricky Market
Over the last couple of years, the real estate market has been so tricky that we all feel like first-time buyers with no idea what we’re getting into. Aside from how unique this market is, the change in the conditions happened so quickly most buyers and sellers barely had time to catch their breath. We’ve gone from an extreme seller’s market ruled by multiple offers and bidding wars, to higher interest rates and a nervous pullback on both sides of the transaction. It’s natural to feel skittish about being in a real estate transaction right now, but it’s still a great time to buy a house. That is if you’re under the care of an agent who puts education at the center of the customer experience. There’s a lot of information to wade through, a lot to prepare for, and a lot of expertise required to have a successful transaction. So the real estate agent you choose is probably the most important decision you’ll make in this process. How do you make sure you’ve got an expert in your corner? In this episode, Samantha Malcolm shares why education is the key to moving forward in this market. She also talks about Scottsdale Ranch and why she loves living and selling there. David Pullon On the 3 Stages of Relationship-Building & The Mindset to Thrive In a Shift
For many people in real estate, it’s really easy to attribute a lack of success to time and even the market, but what if discipline is the real issue? Nothing great is accomplished without time on task, and this especially applies to building relationships and marketing ourselves. It’s been proven over and over that a buying relationship isn’t built overnight, and that it’s impossible to successfully sell to a stranger. From marketing to our habits, if we’re not willing to stick with something for a meaningful amount of time, we’ll never move the needle or make a significant change. In this business, our results lag behind our actions, so if we’re not getting the outcome we desire, we have to look at what was happening 30, 60, and 90 days ago. For sales manager David Pullon, it’s really important for agents to have the mindset of discipline in every area of their lives. In this episode, he talks about getting your mindset dialed in during a shift and the power of taking just one step toward your goals. View full show notes at YourNeighborhoodRealEstateShow.com Guest Bio David Pullon is an Area Sales Manager at The Agency. He is a move-the-needle sales trainer, leadership coach and talent recognition expert with over 20 years in the real estate and fractional ownership industries. As Sales Manager for The Agency’s Scottsdale office, David’s areas of expertise include the short and long-term sales cycle and recruitment, sales and marketing leadership, the sales process, training delivery and execution. David understands that leaders must inspire others and nurture the ambition of each and every team member. He promotes a mutual transfer of knowledge that elevates employees to a higher standard, ensuring they feel connected within the organization—a strategy that increases motivation and boosts overall performance. As a manager, David focuses on "THE FIT.” He doesn't conduct interviews—he has conversations, allowing team members to be themselves, relax and speak authentically about their needs. By listening to their specific input and feedback, he can support them to ensure candidates find their ideal “fit” within the organization. Follow on Instagram and find him on

Adrianne Lynch On Queen Creek, Barney Farms & The Good Thing About This Market
Today’s real estate market is very different from what we had last year, but that doesn’t mean it’s a bad thing. In fact, these market conditions are a lot better for both sides of the transaction. There are more options, less pressure to make a quick decision, and therefore less stress, and that just means people have more room to make the right move for them instead of just trying to get into a home right now. The only challenge that comes with the market normalizing is sellers feeling like they’re missing out on a lot more money, or buyers worrying about taking action when rates are so high. For Adrianne Lynch, bringing it back to the financial investment piece cuts through a lot of that hesitance. In this episode, the Team Leader of The Lynch Team, Adrianne Lynch shares why this market is actually great and what she loves about the Southeast Valley, specifically Barney Farms and Florence. 84% of B2B sales start with a referral, but most professionals feel weird asking for them and setting up a system to get them more consistently. Tre Smith On Warner Groves, Arcadia & Why the Agent Has to Be The Anchor in a Storm
From the news to dinner parties and workplace conversations, there’s a lot of panic and concern about where the real market is at right now. What gets lost in the conversation is that you can still buy or sell your home, get the best terms for you, and have a pleasurable real estate experience. Yes, the conditions are different and perhaps slightly more challenging, but that doesn’t mean that a great agent won’t get you the outcome you want. Shifting mentally from the crazy market we had for the last two years to what we’re in today is like getting over the aftershock of an earthquake. Thanks to all the news, uncertainty, fear, and noise in the market-A LOT of buyers and sellers are sitting on the fence right now with a ton of questions about the next move.
