Legislative Update: These 4 Bills Are (Probably) Done, Here’s Why
Now that deadline day has passed in the Nevada Legislative Session, we’re starting to see which bills made it—and which ones didn’t. Out of the bills we’ve been keeping an eye on, quite a few have dropped off. Technically, nothing’s officially dead until the end of the session, but let’s be real, some of these aren’t coming back. In this episode, we’re talking about four bills that are basically done. From one that aimed to limit corporate homeownership to another proposing a statewide rental registry, these bills had good intentions. But in the end, they weren’t the right fit for Nevada. Whether it was vague language, risky implementation, or unintended consequences, these proposals could have hurt the housing market and made things harder for homeowners and property owners across the state. We break down what these bills were all about, why they didn’t move forward, and what it means for the rest of the session. Affordability in real estate matters, but we also don’t want to stagnate the marketplace. -Chris Bishop Things You’ll Learn In This Episode The problem is SB-242 What happens when a well-meaning bill threatens private property rights and risks derailing the real estate market? Rent control rejected (again) We want to make housing more affordable, but rent control won’t do that. Why is more construction the better solution? Legislative Update: How to Tackle the Housing Supply Problem w/ Azim Jessa & Keith Lynam
The Nevada legislative session has reached a key milestone - the bill introduction deadline is now behind us. That means all proposed bills should have been submitted to the Assembly or Senate by now. However, the process isn’t over yet. The bills will now move from the Assembly to the Senate, where they may be amended, and we'll take a look at those changes once they come back. One bill we’re paying close attention to is AB 540. This bill intends to find a solution for the supply side of real estate and encourage move-up home buying, which will free up much-needed entry-level inventory. Ultimately, the supply issue needs to be tackled from multiple angles, and we believe this bill will make a huge difference. What other bills are we keeping up with as an association? In this episode, current Legislative Chair Azim Jessa and past Legislative Chair Keith Lynam return. They talk through the latest updates from the 2025 session. We always had a history of truly entry-level homes, we don’t have that anymore. Without it, you can’t have step-up home ownership. -Keith Lynam Things You’ll Learn In This Episode It’s not soup yet Just because we’ve passed the bill deadline doesn’t mean the process is done. What happens next? We need affordable and attainable housing Housing supply is an ongoing issue that needs to be addressed on multiple fronts. How can the state encourage move-up home buying? Legislative Recap: Fire Insurance, Corporate Buyers & Revitalizing Our Inventory w/ Azim Jessa & Keith Lynam
We are a third of the way through the 2025 legislative session, and there are a few more key bills we’re monitoring. These bills affect us as real estate professionals, but also protect consumers and support private property rights. A really important bill that’s moving through legislation is centered on secondary fire insurance and how it’s affecting homeowners’ insurance. In light of the recent uptick in fires in Nevada and California, insurance companies are increasing rates or even canceling their coverage. As we know, homes can’t be sold without insurance. This will affect the health of our market and people’s ability to achieve and hold onto the dream of homeownership. The last thing our market and consumers need is a rash of foreclosures because homeowners’ insurance has become unaffordable. How can this issue be addressed? What other bills do we need to be aware of right now? In this episode, Nevada REALTORS® Legislative Chair, Azim Jessa is joined by former Legislative Chair and real estate legend, Keith Lynam. In this weekly legislative recap, we put the spotlight on 4 bills that have come up in the legislative session. Insurance companies are withdrawing, canceling and increasing rates, and it’s causing an affordability issue in real estate. We certainly don’t want to see a rash of foreclosures because homeowners’ insurance is too expensive. -Azim Jessa Things You’ll Learn In This Episode Insurance and affordability In the last couple of years, homeowners’ insurance has gotten harder for consumers to get. How does this affect the health of our real estate market? The problem with limiting corporate buyers While we certainly don’t want Nevada to turn into a town of renters, why is it important not to limit who can buy homes and why? How to improve our inventory There are many neighborhoods in the state that require revitalization. How can this be achieved? How to Build a Successful Real Estate Business Without Burning Out w/ Christal Allen-Harrahill
Real estate is a high-visibility, high-pressure industry that requires us to go out and create business for ourselves. Unfortunately, the demands of the job often leave agents suffering from burnout and struggling to balance family, business and their wellbeing. How do we break out of burnout and set and achieve our goals but in a healthier way? For better or worse, whatever our current reality is, our mindset got us here. In order to run a business that doesn’t wear us down, we have to fix our mental hygiene first. From there, we can start to set better goals - goals that won’t destroy our health and compromise our families. Ultimately, mindset is the key to success in every area of our lives. We can have all the right real estate strategies in the world, but without mindset, we won’t be able to hold onto that success long-term. How do we get the buy-in of our families in our goals? In this episode, we’re joined by mom, wife, REALTOR® and certified Life Coach, Christal Allen-Harrahill. She shares how agents can avoid the trap of burnout and how to build a business that won’t break you down later. If we’re going about strategy with a messy mindset and not paying attention to our mental hygiene, we can have all the strategies in the world, but it’s not going to work. -Christal Allen-Harrahill Things You’ll Learn In This Episode Clear communication = kind communication As agents, we often communicate while trying to manage the other person’s reaction or control the outcome. How do we allow the other person to have the dignity of their own process? How to collaborate with your family for your success Entrepreneurs often struggle with not being there for their children and disappointing them. What causes disappointment and how can we avoid it? Work with your fear Most people think they need to avoid fear or shut it down. Why do we need to create a way to process our negative emotions and use them to get better? Slow down to speed up In real estate, it’s easy to get caught up in the pressure and fast-pace of the business. Could we get better results by slowing down? Guest Bio Christal Allen-Harrahill is a mom, wife, REALTOR® and certified Life Coach. As a REALTOR®, Christal specializes in homeowners looking to sell West of the 15, and buyers looking to buy West of the 15. As a native Las Vegan she’s seen the Valley grow over the years. How to Be a Real Estate Powerhouse and a Kickass Parent w/ Dana Malstaff
Real estate gives us a level of flexibility most jobs don’t, but that can be a double-edged sword. On one hand, we can design our schedules and work when we want, but we also have families and obligations at home. This can lead to a lot of guilt about how we’re showing up both at home and at work. We might feel like we’re bad parents for being so driven at work, or feel like we’re slacking at work because of our home life. We often strive to find balance between the two, but that doesn’t exist. Instead we can work towards conscious integration - embracing the fact that life is unpredictable, our schedules can be messy, and that we can still be brilliant business owners. From the conversations we have with our kids to how we set up our schedules, there are ways to get the most out of work and family. How do we overcome the guilt we often feel as parents who want to build great businesses? How do we build unique brands in real estate? In today’s episode, we’re joined by author, entrepreneur, speaker, and founder and CEO of Boss Mom, Dana Malstaff. She shares how we can grow our businesses and still be available for our families (without burning out). In real estate, we should be niching down. You’ll get more business by picking your belief system and sharing those online than by trying to be a catch-all. -Dana Malstaff Things You’ll Learn In This Episode Call out the elephant in the room When we’re juggling parenthood with business, we often try to keep the two separate. How do we bring our kids into our businesses and the decisions we’re making? Why do we need to be open about it with clients? Balance vs. conscious integration How do we create workplaces that embrace the fact that our lives are unpredictable and messy? How to use a shared vision to find clients When we have a scarcity mentality in business, we think we need to be everything to everyone. Why is niching down a better approach? How do we attract ideal clients on social media? Guest Bio Dana Malstaff is an author, entrepreneur, speaker, marketing expert and the founder and CEO of Boss Mom, a vibrant community of passionate, driven moms who believe motherhood and entrepreneurship can thrive together. Founded over a decade ago, BossMom isn’t just a business—it’s a movement reshaping how the world views moms in business. To learn more visit . How to Make Real Estate Power Moves in 2025 w/ Shayla Gifford
A few years ago, leads, deals and paychecks became so easy to come by that real estate agents lost sight of the fundamentals of this business. Well, here’s the bad news: the days of easy money in real estate are long gone, but that’s also good news. If we want to stay in this business and actually thrive, we have to refocus on the fundamentals of real estate, and dust off those old school sales skills that weren't necessary in the last market. If we want to grow sustainability, we need systems. If we want to succeed, we have to be enthusiastic about the business. The Biggest Marketing Mistakes Real Estate Agents Are Making, and How to Fix Them w/ Nobu Hata
Real estate isn’t just a sales job. In today’s world, the most successful agents are also the best marketers. Unfortunately, many agents are dropping the ball in their marketing, and it’s costing them deals. Between posting content bashing the industry and not providing value to consumers, we’re doing things that actually make people not want to hire us. Agents spend all their time online complaining about changes to the industry, and they don’t realize that the consumer is watching. They don’t care about new laws and disruptions. They care about who is providing them with the most value. They care about getting an experience that’s customized to them. And they have to see this before they even think of hiring you. Instead of complaining on social media, we should be putting out messages that help people navigate the largest transaction of their lives. Why is it critical to improve our marketing? If there will be less agents in the future, how do we build businesses that will stay relevant? In this episode, we’re joined by real estate industry veteran, Nobu Hata. He shares the biggest marketing mistakes agents are making, and how to be more relevant to consumers. The future of real estate is less agents, better tech and the consumer firmly in the driver’s seat. -Nobu Hata Three Things You’ll Learn In This Episode The consumer doesn’t care Real estate agents spend so much time putting out content for other agents, the consumer has no idea what we do for them behind the scenes. Too Many Agents, Too Little Business: How to Solve Real Estate's Biggest Problem w/ Steve Brobeck
Real estate might be a career with great earning potential, but the majority of agents are part-timers because they don’t earn enough from selling homes. We have an oversupply of real estate agents without enough business to go around. On top of that, there are hundreds of agents who aren’t competent and confident enough to succeed in this industry. This begs two big questions: could the problem be the standards of the industry? How do we ensure that agents entering the field are not just licensed, but truly equipped to do this job effectively? From beefing up our courses and tightening exams to broker-provided training, the industry has many options for elevating our agents and increasing the quality of our service. Is it time for real estate to cull part-timers and marginally competent agents? How do we help consumers who have been priced out of buying homes? In this episode, we’re joined by Senior Fellow of the Consumer Federation of America, Steve Brobeck. He shares ways to make the industry better for both agents and consumers. If some of the part-timers and people who are marginally competent decide to quit, that's good for everybody else because there’s just not enough business to go around right now. -Steve Brobeck Three Things You’ll Learn In This Episode How to make real estate competent and confident The truth about real estate is that there is an oversupply of agents, and many of them aren’t earning a living income. The Ultimate Way to Provide Value in Real Estate Today w/ Tommy Choi
In the wake of the settlement, one thing is clear - providing value is the only way to survive and thrive in this new world of real estate. When agents think of the value they bring, they often list all the things they do - negotiation, being a consultant, getting the highest price for a listing and being great at their job. Unfortunately, these things don’t cut it anymore. If we think that’s value, we’re in deep trouble. Those are just aspects of the transaction. Any agent can do these things and in 2024, so can AI. When we eliminate those things from the equation, what makes us valuable? Our stories and our lived experiences. Whether we share them on social media or share them in consultations, this is what will make people want to work with us and want to compensate us. How do we use these stories to stand out in a crowded marketplace? What are the great things about the settlement and its changes to the industry? In this episode, we’re joined by co-founder and owner of Weinberg Choi Residential, Tommy Choi. He shares what it takes to win in real estate, and how we can use social media to showcase our value. Three Things You’ll Learn In This Episode Fog horns vs. lighthouses There’s 2 types of real estate agents - the ones who make a lot of noise and the ones who guide people to safety. How do you make sure you’re in the right camp? How to eliminate buyer hesitation Some agents are making consumers sign the buyer-broker in order to start showing them houses. What’s the right way to bring the document into the conversation? The ultimate way to convey value If there’s one thing that sets us apart from everyone, it’s our own unique stories. How do we build a library of stories and inject them into our content and communication? Guest Bio Tommy Choi is a REALTOR® in Chicago for 17 years, coach and co-founder and owner of Weinberg Choi Residential with his business partner and college friend, Josh Weinberg. The Weinberg Choi Residential team has sold more than 1,000 properties, generating more than $500 million in sales volume. They consistently rank among the top-10 real estate teams in the city, and among the Chicago Association’s platinum producers in sales and gold producers in units. In Nevada, real estate plays a huge role in the economic stability of the entire state. When Realtors are doing well, and the housing market is healthy, the state does well. The more liquidity and mobility there is in the real estate market, the more financially stable our citizens are. That’s why the state government considers real estate an existential issue. It’s also why the treasury invests in initiatives that allow the market to function the way it should. From making sure there are affordable homes for people to live in and programs that make homeownership a reality. The treasury and real estate agents are fighting the same battle - helping the housing market and empowering consumers to build wealth. How does the state government help people with housing and ultimately wealth creation? Why are real estate and the economic stability of the state so intertwined? In this episode, we’re joined by CEO of the Carrara Group, Rocky Finseth and Nevada's 23rd State Treasurer, Zach Conine. Zach shares all the work the treasury is doing to help Nevadans. From NFL Linebacker to Janitor: The Harsh Truth About Real Estate Success w/ Caleb Campbell
Real estate is an industry of high-achieving, high performers constantly striving for the next level of success. But sometimes focusing on the next closing, selling more homes and increasing our sales volume actually works against us. Because our identities are built on achieving more, we fixate on external success, ignore internal growth, and end up with traps, not businesses. If we’re achieving externally without internally expanding our tolerance for success, the weight of success will become too much for us to bear. That’s why so many agents struggle with burnout and self-sabotage. While there’s nothing wrong with setting a goal to sell more homes, we have to work on being better versions of ourselves at the same time. How do we increase our tolerance for success? How do we turn industry and personal disruptions into catalysts for the next level? What does it take to be an authentic real estate leader? In this episode, we’re joined by keynote speaker, author and coach, Caleb Campbell. He shares his journey from West Point graduate and NFL linebacker to janitor, why personal disruptions are necessary, and how high performers can achieve without burning out. When we’ve only focused on the external pursuit of success without any internal growth, the weight of our success becomes the very thing that fractures our lives. -Caleb Campbell Things You’ll Learn In This Episode From NFL linebacker to janitor Being known as “America’s athlete” took a huge toll on Caleb’s performance and mental wellbeing. How did the crisis lead to a more sustainable form of motivation and ambition? The power of disruption Hard times are necessary catalysts for the next evolution of success. How do we lean into and learn from them? How to strengthen your success muscle All people have a set amount of success we can tolerate before it becomes too much for our nervous systems. How do we expand our “tolerance” so we don’t sabotage ourselves? Guest Bio Caleb Campbell is a West Point Graduate, lieutenant in the United States Army and former NFL linebacker and keynote speaker and coach. Caleb always had an inner drive to make something of himself—not to just reach expectations—but to surpass expectations. But despite his ambition, determination and relentless pursuit of success, the uncertainty, expectations and external and internal pressure that he faced left him feeling outstretched and with limited capacity—taking a toll on his performance, morale and overall well-being. After leaving the NFL and working as a janitor for 5 years, Caleb traded the fear of what might or might not happen tomorrow for the joy that is available today. To learn more, go to .
