The Modern Agent’s Advantage: Systems That Sell Homes While You Sleep w/ Dave Charest and Stephanie Alonso
Most agents think marketing has gotten harder, that technology, AI, and algorithms have made everything too complicated. But the truth is, it’s never been easier to be a marketer and to actually get results. You can create video content without showing your face. You can automate your emails, SMS, and social posts in minutes. You can turn one idea into ten pieces of content that generate leads while you sleep. Yet most agents still struggle to grow; not because the tools are hard, but because they’re doing what everyone else is doing… or worse, doing the bare minimum. In today’s market, average doesn’t convert. The agents winning right now aren’t the ones spending the most money; they’re the ones showing up consistently, leveraging automation, and using AI to amplify their expertise instead of hiding behind excuses. How can you turn one real estate deal into multiple streams of income? How do agents embrace tech? That’s what I’m unpacking on Constant Contact’s Be a Marketer podcast, where I was featured as a guest. Along with co-hosts Dave Charest, Stephanie Alonso, I break down why most agents misunderstand marketing, how to simplify your systems, and what it takes to build a business that compounds while you’re off the clock. Things You’ll Learn In This Episode The no excuse zone mindset Success doesn’t come from talent or timing; it comes from eliminating excuses. How do you rewire your habits to operate like an entrepreneur, not an employee? Consistency over charisma The most profitable agents aren’t the flashiest; they’re the most consistent. What boring, daily habits separate six-figure producers from struggling agents? Video is the ultimate multiplier Video isn’t optional; it’s the only form of content that can be repurposed into text, audio, and leads. How can you use AI and automation to make video your most scalable marketing tool? Leads, loyalty, and longevity New agents often wait for brokers to hand them leads. How can CRMs, landing pages, and follow-ups turn your list into a self-sustaining income engine? Guest Bios Stephanie Alonso is a speaker and the Senior Director of Vertical Innovation at Constant Contact. She is a dynamic, results-driven sales and strategy leader with a relentless passion for empowering individuals and teams to achieve their highest potential. Chicago REALTORS® Hall of Fame: What It Means to Me

Chicago REALTORS® Hall of Fame: What It Means to Me
Real estate ain't just about buying and selling houses, it's about people. The families we help, the communities we build, the dreams we make possible through ownership. Anybody can chase closings. But being a REALTOR® means something deeper; it means showing up with integrity, protecting consumers, and building trust one deal, one class, one conversation at a time. And let's get one thing straight, mentorship isn't a Facebook post. It's not about being seen. Mentorship is a promise. It's about opening doors, not hoarding keys. It's not proximity, it's access. Don't just sit beside someone and call that guidance. Give them your process, show the checklist, and share the script. Because when we teach what we know, we don't just create success, we create standards for our industry. That's why I've spent my career teaching, mentoring, and sharing the blueprint. Because when we lift as we climb, the whole industry rises. When we gatekeep, everybody loses. And now, I'm honored to share that I've been inducted into the Chicago Association of REALTORS® Hall of Fame. In this episode, I'm sharing my full Hall of Fame acceptance speech, which includes the lessons and legacy that have built my career and what this means to me. Things You’ll Learn In This Episode The real meaning of real estate It's not about listings, it's about lives. How do we make sure people stay at the heart of this business? Lift as you climb When one of us grows, we all grow. How do we build each other up instead of competing to stay small? Why mentorship matters Mentorship isn't charity; it's how we protect the profession. How do you make sure your success leaves a door open for someone else? A hall of fame moment for us all This honor isn't about status, it's about service. What does it mean to represent real estate at its very best? How to Build a Retirement-Ready Real Estate Business with AI w/ Glennda Baker
Most agents are a little freaked out by AI, but here’s the truth: it’s not here to replace the real estate professional. It’s here to replace inefficiency. For years, real estate has rewarded the agents who grind harder, not smarter. The ones who show up earlier, stay up later, and never stop hustling. But the next wave of top producers will be the ones who out-automate everyone else. When most agents hear “AI,” they think job loss. But what if it’s actually the key to something real estate’s never offered: predictable income and real financial freedom? What if it’s the missing link between chaos and consistency in your business? How do we lean into AI and leverage it to run profitable businesses? I was featured on Atlanta real estate broker Glennda Baker’s show, Glennda’s Gurus. We talked about how to build a retirement-ready business in a field that doesn’t even have pensions. We also discussed how to use AI to scale your brand and influence, and why fear is the biggest wealth killer in real estate right now. We’ve been using AI for many years, but companies have been charging us for it. Now we have the choice to use these tools to increase our income, return on investment, and return on time for free. -Marki Lemons Ryhal Things You’ll Learn In This Episode AI as your income multiplier I boosted my productivity by 261% and my monthly income by 283% by automating repetitive tasks. How can you use AI to do the same, without losing your personal touch? Consistency as your competitive edge Success in real estate isn’t about doing more; it’s about doing the right things consistently. How can AI help you stay consistent when motivation fades? Automation as your retirement plan Most agents don’t have pensions, but technology can help you build one. How can automation create the financial freedom real estate rarely provides? Fear is your biggest opportunity If most agents are too scared to adopt AI, what happens to those who lean in early and master it while others hesitate? Guest Bio Glennda Baker is an international real estate broker with three decades of expertise, recognized as both a prominent social media influencer and a distinguished thought leader in the field. As a highly respected Atlanta real estate broker, she specializes in residential real estate and has been recognized nationally as one of Newsweek's America's Best Agents. From Invisible to Irreplaceable: How to Stand Out in Today’s Real Estate Market w/ Knolly Williams
“Secret agents don’t get found, and closed mouths don’t get fed.” It’s more than a catchphrase; it’s a survival strategy for today’s market. In an environment where inventory is scarce, clients are cautious, and other agents are everywhere, invisibility will keep you from earning more. If you aren’t proactively creating opportunities, asking for business, and showing up where consumers are, you’ll get overlooked every time. That’s why differentiation isn’t a luxury; it’s the core of winning in real estate right now. And the sharpest ways to position yourself apart from the competition aren’t the ones most agents think about. Social media isn’t just a branding tool; it’s a live feed of consumer behavior. AI isn’t a toy; it can turn one bad listing photo into a winning expired pitch. Consistency isn’t boring; it’s the edge that compounds when your competitors give up. So how do you stop being invisible in this market? How can you create a blue ocean strategy for yourself? I was featured on Knolly Williams’ Success With Listings Podcast, and we discussed what it really takes to succeed in real estate today. Things You’ll Learn In This Episode Social media as real-time consumer intelligence Clients reveal their needs online every day. How can you use their digital footprints to update your CRM, build trust, and stay two steps ahead of competitors? The 2006 wake-up call that changed everything When consumer internet use jumped from 2% to 80%, agents who ignored it disappeared. How do you make sure you’re showing up where buyers and sellers are actually looking today? AI as your expired-listing superpower You can use a custom GPT to take one photo, generate staging recommendations, and create “after” images in minutes. How can you turn AI into a unique selling proposition that wins listings your competitors overlook? The adoption gap = your blue ocean Only 15% of adults use ChatGPT, and even fewer pay for Plus. How does this low adoption create a massive competitive edge for the agents who lean in now? Guest Bio Knolly Williams, known as "The Business Healer," is a bestselling author, international speaker, and real estate broker who specializes in helping homeowners sell smarter and coaching real estate agents to build thriving businesses with less stress. Knolly is the author of the national bestsellers Success with Listings and 3 Hours a Day, a McGraw-Hill-published book that teaches entrepreneurs how to multiply their income while doing less. The AI Playbook for Winning Buyer Loyalty in a Post-NAR Settlement World
09/23/2025
The AI Playbook for Winning Buyer Loyalty in a Post-NAR Settlement World
For a long time, buyer representation was an afterthought. Agents leaned on MLS commission notes, dodged tough conversations about compensation, and hoped clients would just go along. But after the NAR settlement, that safety net vanished. Now, if we can’t clearly show our value and lock in a signed buyer rep agreement, we’re at risk of losing clients, income, and even putting ourselves in a legal bind. Here’s the twist: AI isn’t just a cool extra. When we use it right, it can be our sharpest edge in this new reality. With ChatGPT, predictive analytics, and the right prompts, we can turn overwhelming data on housing, lending, and demographics into clear strategies that win agreements, build loyalty, and boost productivity. The good news? We can make sure buyers sign those agreements, and more often than not, clients will be happy to compensate us when they see the value we bring. So how do we get buyers to say yes without hesitation? What’s the secret to making compensation a non-issue? How can AI help us deliver so much value that signing an agreement feels like the obvious choice? I sat down with the team at Showami to dig into how to start using AI-powered research, prompts, and predictive marketing to build a buyer assistant that works harder than any assistant you could hire. When I schedule the buyer consultation, I want to overwhelm them with data and tell them things no other agent has. I want them to see me as the value-add. That will make them sign the buyer representation agreement. -Marki Lemons Ryhal Things You’ll Learn In This Episode The true value of buyer representationAgents who secure signed agreements with offers of compensation often walk away earning more than the listing side. What’s the mindset shift that makes buyers eager to sign and pay? AI as your buyer’s assistantChatGPT and predictive tools can turn raw housing data into clear, client-ready strategies. How can you use this to prove your value and speed up the agreement process? Niche strategies that actually workThe riches are in the niches, whether it’s single men with pets or buyers leveraging down payment grants. Which overlooked markets can you tap into that others are ignoring? Choose the right market, avoid the wrong battlesMany agents chase saturated neighborhoods or get stuck in areas with slow sales and tough barriers to entry. The Rise of the Rookie: Why New Agents Are Outpacing Experienced Agents
The real estate world has shifted, and whether we like it or not, there’s no going back. Too many agents are still treating the changes as an extinction event, but here’s the truth: if you adapt, we still have the opportunity we’ve had to grow market share in years. Since the settlement, more agents have entered the industry. That means more competition, but also more proof that complacency kills careers. The new agents are hungry, willing to try what others won’t, and most importantly, they’re not afraid to embrace tools like AI to move faster and smarter. I’ve been in this business long enough to see that the AI-powered agent is nearly impossible to beat. When you know how to pair technology with your expertise, you become unstoppable. It’s not about replacing what makes us human; it’s about amplifying it to generate more leads, close more deals, and serve clients in ways our industry couldn’t imagine a few years ago. I was a guest on The 13% Podcast with Lance Billingsley and Dave Richards, where we went deep on what it takes to thrive in real estate today. In our conversation, I shared how agents can navigate a post-settlement industry and why AI is a game-changer for lead gen and client service. Things You’ll Learn In This Episode Business as usual is a trap If you keep working the way you always have, you’ll lose market share. What happens to agents who refuse to adapt? The AI-powered agent is unstoppable. Blending technology with expertise gives some agents an unfair advantage. How are they closing more deals while working less? Complacency is killing seasoned pros. Hungry new agents are outpacing veterans every day. What simple mindset shift can help you stay ahead of the competition? Guest Bio Lance Billingsley is a seasoned real estate professional with over a decade of experience in agent development and business coaching. Since January 2021, he has served as the Vice President of Agent Development at Navi Title Agency, where he leverages his extensive industry knowledge to mentor and support real estate agents. Before his tenure at Navi Title, Lance co-owned a top-performing real estate team at Realty ONE Group, achieving recognition as one of the company's top five teams. He also served as a business coach for Tom Ferry. Dave Richards is a well-respected business coach working with CEOs, entrepreneurs, mortgage and real estate professionals, and others. With over 25+ years of executive leadership experience, he coaches and consults with the top professionals and organizations in their respective industries. Capitalizing on his certifications in Human Behavior, he specializes in building and optimizing high-performance teams and tackling difficult decisions that hold his clients back. He easily connects with entrepreneurs to help identify and communicate their vision, define their culture, and increase their profits and growth in today’s dynamic marketplace. The Easiest Way to Sell New Homes Without Builder Headaches w/ Christian Calusa
If you’ve ever tried selling new construction, you know it can be a total headache. Dropbox links everywhere, builder calls that never get answered, and brochures that are already outdated by the time they reach buyers. It’s frustrating for agents, builders, and buyers alike. So many agents just skip new construction altogether, leaving hundreds of thousands of dollars on the table. But what if new build listings were as easy to access as homes on the MLS? That’s where NEO comes in. NEO cuts through all the chaos, helping you capture more buyer leads, keep them engaged, and take control of the buying experience. With NEO, you’re not just getting a tool, you’re getting a whole system that keeps everything organized and accessible. No more hunting for the latest floor plans or chasing builders for updates. Everything you need to showcase new construction is right there, in one place, making it way easier to attract serious buyers and close more deals. So how exactly does NEO tackle all those annoying obstacles agents face? What kind of opportunities does it open up? In this episode, NEO’s CEO, Christian Calusa, breaks down why the platform is quietly becoming the “missing piece” of the MLS, why associations around the world are taking notice, and how it’s helping agents dominate niche markets. Many agents are not selling new construction because it’s a time-consuming niche, due to the research and driving around. -Christian Calusa Things You’ll Learn In This Episode The “missing MLS” for new construction Most new-build inventory never makes it onto the MLS. How is that blind spot costing agents leads, deals, and market share? Turning global interest into local sales How does NEO solve the access, language, and branding problems that stop overseas buyers from acting? From QR code to $1M commission How did a brand-new agent who used NEO turn an Uber ride into a $10.2M sale? How can you replicate that kind of high-ticket, low-effort lead capture? Guest Bio Christian Calusa is the CEO and Founder of NEO. NEO is the most adopted platform for new construction in Florida and Texas, and is rapidly expanding throughout the U.S. NEO is a unique solution that connects builders, real estate agents, and buyers in one streamlined ecosystem, offering unparalleled access to inventory, marketing tools, and sales enablement, both nationally and internationally. Midwest Home M@tch: The Real Estate Referral Network For Closings w/ Anita Clinton
These days, it’s harder than ever for marginalized buyers to break into the market. Prices are high, lending rules are tighter, and misinformation is everywhere. The path to homeownership can feel impossible. Agents aren’t off the hook either. With all the changes to buyer representation and compensation, agents are being asked to prove their value in every single deal, while trying to serve clients who need more help than ever. That’s where Midwest Home M@tch comes in. We built an AI-powered referral network that connects agents with pre-approved, ready-to-go buyers. Especially those who qualify for down payment assistance, employer housing support, parishioner programs, and more. These aren’t just leads, they’re matches. And the system is built to help agents close deals that would otherwise fall through the cracks. What are some of the things you’ll get with Midwest Home M@tch? How is this referral network different? In this episode, I’m joined by creative design, brand development expert, and my partner in Midwest Home M@tch, Anita Clinton. We get into how this all works, how agents can plug in, and why the future of real estate might just be about matching people to money, not just homes. If real estate agents implemented down payment assistance, 30% of deals that are canceled would be salvageable. -Marki Lemons Ryhal Things You’ll Learn In This Episode The real estate anointing advantage How can you tell if a property has access to $25K in down payment assistance? How can you use that to market the home and keep your seller’s concessions at zero? Reverse prospecting with precision What if you could clone a listing, test buyer demand across multiple price points, and already know what buyers are searching for before you even list? AI automation that actually closes deals How is Midwest Home M@tch using AI automation to pre-qualify buyers, trigger CRM workflows, and deliver leads with signed buyer agreements, all before they reach you? From overlooked to oversubscribed How can we stack grants, gift funds, and employer housing programs to revive up to 30% of canceled deals? Guest Bio With almost two decades of creative design, brand development, marketing, editorial, and business development experience, Anita “AC” Clinton is the go-to person for all aspects of purpose. She is passionate about helping individuals use their talent(s) and experience to unlock their true calling, know where they fit in the world, and be who they are meant to be. Stop Winging It: How to Win More Clients With Personality Data w/ Jay Groah
In real estate, we’re expected to connect with every personality type under the sun. That usually means working really hard to match how someone else communicates. Most of us are doing it on the fly. Winging it. Pivoting mid-conversation and crossing our fingers that our style clicks with theirs. That might have cut it back in the day, but now it’s a liability. What if you could walk into every client meeting already knowing how to win them over? That’s exactly what myYenta gives you: the blueprint to connect, build trust, and close the deal, by aligning with your client’s psychology from the start. Jay Groah knows this world inside out. He’s been a practitioner, flipper, and coach for nearly two decades. But it was one mismatched homebuying experience that sparked the idea for a tool that’s now boosting conversion rates for teams, brokerages, and even MLS boards. In this episode, Jay breaks down how top agents are using personality data to reduce friction, cut dead weight, and close more deals with less time wasted on people who were never a match to begin with. In real estate, we literally deal with 100% of the world's population. People discount our intelligence, but we expertly communicate with absolutely every personality type out there. -Jay Groah Things You’ll Learn In This Episode The referral-killing mistake agents don’t see coming You matched your client with a top-producing agent, but the deal fizzled. How do personality mismatches kill great referrals? The conversion advantage you’re probably ignoring Teams using myYenta’s personality alignment tool are seeing 15%+ increases in conversion. What are they doing differently, and why does it work before you ever meet the client? The truth about being a real estate chameleon We’ve been taught to mold ourselves to every client. But what if some personalities just aren’t a good fit? Could knowing that early make you more money, not less? Guest Bio Dr. Jay Groah is the CEO of myYenta, award-winning Realtor, serial house-flipper, and the only tech founder you’ll ever meet who moonlights as Eufegenia Housefire, a divine little old lady with a flair for matchmaking (and mischief). When he’s not revolutionizing how professionals connect with clients—think more referrals, more loyalty, and a lot less boring using the brilliance of AI and Personality Analysis—he’s probably building wild epoxy furniture, puffing on a good cigar, or nerding out over classic cars using his metric ton of academic degrees. Serious about results, never about himself, Dr Jay lives by one rule: if it’s not fun, it’s not worth doing. Whether he’s teaching, speaking, or just living out loud, he brings joy, curiosity, and a dash of eccentricity to everything he touches. To learn more and get a 30-day free trial, visit . Crabs in a Barrel: The Mindset Keeping You From Earning More
If you think success is about hoarding your secrets, side-eyeing your peers, and treating everyone like the enemy, you're already losing. I see it all the time in real estate: agents wrapped up in rivalries, clinging to titles, licenses, and tasks that no longer serve them, all because they’re afraid to let go or let someone else shine. That “crabs in a barrel” mindset will keep you small, stuck, and exhausted. Here’s the truth: in today’s market, collaboration is the competitive edge. Instead of competing with other agents, we need to be around people who lift us up. You need allies, a clear niche, and a no-BS understanding of what drives your business forward. In this very special 200th episode of Social Selling Made Simple, I’m getting real about what helped me level up. I’m sharing the legacy of entrepreneurship I inherited from my grandfather, how I went from overworked instructor to highly paid keynote speaker, and why choosing collaboration over competition changed everything. The more I let go, the more I get, and what I’m getting is better than anything I ever let go. -Marki Lemons Ryhal Things You’ll Learn In This Episode The "crabs in a barrel" trap Clinging to our ideas and treating peers as threats sabotages our growth. How do we break free from this scarcity mindset? Competition vs. contribution How did I turn what other people saw as a real estate rivalry into a powerful collaboration opportunity? Why focus pays more than hustle How did I increase my hourly rate, free up more time, and lean into the parts of the business I love most? How to Turn Real Estate Content Into More Closings w/ Sam Mehrbod
In today’s influencer-driven landscape, even the most experienced agents are losing deals to newer agents who do one thing differently - posting great content online. The market doesn’t just reward expertise - it rewards expertise, visibility and consistency, and that can be shown through the content we put out. Social media content is a valuable asset in our businesses - especially in a down market. It is the marketing vehicle that validates us in the eyes of the consumer, fuels lead generation, reduces our marketing costs and makes us profitable. In a tough market, it’s tempting to pull back on our marketing efforts, but that actually cuts off a valuable revenue stream. This is the perfect time to double down on marketing and pour into our social media and sphere of influence. How do we create content that guarantees current and future business? How do we leverage hyper-local, hyper-branded content? In this episode, I’m joined by the CEO and co-founder of Roomvu, Sam Mehrbod. He shares how their platform (and partnership with ConstantContact) helps agents turn content into a solid source of business. Things You’ll Learn In This Episode Entertaining, educational and enduring If we’re consistent about content creation, it can validate us and reduce our marketing costs. Every Real Estate Agent is Starting from Scratch…Here’s Why

Every Real Estate Agent is Starting from Scratch…Here’s Why
Since the NAR settlement came into effect, every real estate professional is at day one, ground zero. Even if you’ve been in the industry for decades, gone through hundreds of disruptions, or sold a billion dollars of real estate. We’re grappling with a whole new way of doing business and many people are having a hard time. Even if you’re an agent in a state that already had mandated buyer-broker agreements, no one in the world of residential real estate is at an advantage right now. But we can gain the advantage by making a few small mindset shifts. We have to realize why we have an issue with buyer-broker agreements. We don’t know how to ask for what we’re worth, so we’d rather avoid the subject altogether. In this new landscape, not articulating our value is laziness, high-level stupidity and bad service. It’s also a risk to our real estate licenses. How do we navigate the settlement so it benefits everyone? In this episode, I share the traps many buyer’s agents are walking into and how to set yourself up for success. We’re all at day one ground zero. No one in residential real estate has an advantage right now. -Marki Lemons Ryhal Things You’ll Learn In This Episode Think like a commercial real estate agent In commercial real estate, an agent won’t start the work until certain agreements and documents are in place. How do we bring this energy to the residential side? Don’t fall into laziness and high level stupidity A listing agent wouldn’t let their seller walk away from getting all the terms they want. How do we give the same undivided loyalty to our clients as buyer agents? The value articulation problem Many real estate agents are having a hard time with the idea of signing a buyer-broker agreement. Is the real issue not being able to ask for what we’re worth? The Confidentiality Dilemma: How to Avoid a Costly Real Estate Mistakes
When you work with a buyer, you owe them confidentiality. It’s a fundamental responsibility as their agent. Yet, some agents are asking to see confidential documents, pushing you into a tricky situation. Have you ever been asked for a buyer representation agreement by a listing agent? The moment you comply with one agent's request, you’re setting a precedent. To avoid the appearance of discrimination, you may feel compelled to provide this confidential document to every agent, creating a breach in the trust and confidentiality that your client expects. The solution lies in never compromising confidentiality. By strictly adhering to the executed buyer representation agreement, you protect your buyer’s interests and avoid the slippery slope of breaching confidentiality. In this episode, I talk about handling clients with confidentiality, the repercussions of violating confidentiality and why it's important to know the rules and regulations of your license. If you work with a buyer, you owe them confidentiality. -Marki Lemons Ryhal Things You’ll Learn In This Episode Treating buyers and buyers agents betterBuyers and their agents play a crucial role in funding real estate transactions and should be treated with equal respect and importance. How can treating buyers and their agents with more respect improve the overall success of a real estate transaction? Cooperation does not equal compensationIn real estate, cooperating with other agents or parties doesn't guarantee financial compensation unless specific terms are agreed upon. What can we do to ensure we don't end up being an uncompensated agent? How To Adapt To The Post-NAR Settlement Landscape and Win
Whether agents like it or not, the NAR settlement is in place, and no compensation will be offered via the MLS. As a buyer agent, you need written compensation confirmation before your client enters into an executed sales contract. With the new guidelines, agents wonder how to structure their compensation. The traditional route of looking in the MLS and accepting what is presented as cooperating compensation is now off the table, which means many agents are feeling pressure on how they will be compensated when providing service to a buyer. How will this affect income and the ability to attract clients? What other challenges come with the guidelines Here's where the buyer representation agreement comes into play. While you cannot negotiate compensation through the sales contract, your buyers can strike the lack of compensation to offset their contractual obligations. This simple yet effective strategy allows you to regain control over compensation discussions and ensures that both parties are on the same page. In this episode, I talk about what this relatively new change means for the real estate industry and what you can do if you have a signed buyer representation agreement with an offer of compensation. If you cannot demonstrate your value then you’re going to have a problem. -Marki Lemons Ryhal Things You’ll Learn In This Episode Better compliance in real estateAs of August 17, 2024, MLSs will no longer display broker compensation offers. How does this change promote greater compliance and accountability in real estate transactions? Stay out of hot waterUnder the new settlement practice changes, offering or communicating broker compensation through the MLS is prohibited. Why is it essential to remain compliant and avoid workarounds that could lead to legal trouble?
