Crabs in a Barrel: The Mindset Keeping You From Earning More
If you think success is about hoarding your secrets, side-eyeing your peers, and treating everyone like the enemy, you're already losing. I see it all the time in real estate: agents wrapped up in rivalries, clinging to titles, licenses, and tasks that no longer serve them, all because they’re afraid to let go or let someone else shine. That “crabs in a barrel” mindset will keep you small, stuck, and exhausted. Here’s the truth: in today’s market, collaboration is the competitive edge. Instead of competing with other agents, we need to be around people who lift us up. You need allies, a clear niche, and a no-BS understanding of what drives your business forward. In this very special 200th episode of Social Selling Made Simple, I’m getting real about what helped me level up. I’m sharing the legacy of entrepreneurship I inherited from my grandfather, how I went from overworked instructor to highly paid keynote speaker, and why choosing collaboration over competition changed everything. The more I let go, the more I get, and what I’m getting is better than anything I ever let go. -Marki Lemons Ryhal Things You’ll Learn In This Episode The "crabs in a barrel" trap Clinging to our ideas and treating peers as threats sabotages our growth. How do we break free from this scarcity mindset? Competition vs. contribution How did I turn what other people saw as a real estate rivalry into a powerful collaboration opportunity? Why focus pays more than hustle How did I increase my hourly rate, free up more time, and lean into the parts of the business I love most? A real estate license isn’t just for selling homes. It’s a whole launchpad…if you know how to use it right. If you’re a great agent, you’re doing way more than unlocking doors and writing offers. Everyone’s got access to the MLS… but what you do with it? In this episode, I’m breaking down exactly how I turned one real estate license into a six-figure, multi-stream business. You’ll hear how top producers are using AI to revive expired listings, bring real value to sellers, and guide buyers with smart financing options like the 203K loan. How to Turn Real Estate Content Into More Closings w/ Sam Mehrbod
In today’s influencer-driven landscape, even the most experienced agents are losing deals to newer agents who do one thing differently - posting great content online. The market doesn’t just reward expertise - it rewards expertise, visibility and consistency, and that can be shown through the content we put out. Social media content is a valuable asset in our businesses - especially in a down market. It is the marketing vehicle that validates us in the eyes of the consumer, fuels lead generation, reduces our marketing costs and makes us profitable. In a tough market, it’s tempting to pull back on our marketing efforts, but that actually cuts off a valuable revenue stream. This is the perfect time to double down on marketing and pour into our social media and sphere of influence. How do we create content that guarantees current and future business? How do we leverage hyper-local, hyper-branded content? In this episode, I’m joined by the CEO and co-founder of Roomvu, Sam Mehrbod. He shares how their platform (and partnership with ConstantContact) helps agents turn content into a solid source of business. Things You’ll Learn In This Episode Entertaining, educational and enduring If we’re consistent about content creation, it can validate us and reduce our marketing costs. Guest Bio Sam Mehrbod is an innovative entrepreneur in real estate technology. Every Real Estate Agent is Starting from Scratch…Here’s Why

Every Real Estate Agent is Starting from Scratch…Here’s Why
Since the NAR settlement came into effect, every real estate professional is at day one, ground zero. Even if you’ve been in the industry for decades, gone through hundreds of disruptions, or sold a billion dollars of real estate. We’re grappling with a whole new way of doing business and many people are having a hard time. Even if you’re an agent in a state that already had mandated buyer-broker agreements, no one in the world of residential real estate is at an advantage right now. But we can gain the advantage by making a few small mindset shifts. We have to realize why we have an issue with buyer-broker agreements. We don’t know how to ask for what we’re worth, so we’d rather avoid the subject altogether. In this new landscape, not articulating our value is laziness, high-level stupidity and bad service. It’s also a risk to our real estate licenses. How do we navigate the settlement so it benefits everyone? In this episode, I share the traps many buyer’s agents are walking into and how to set yourself up for success. We’re all at day one ground zero. No one in residential real estate has an advantage right now. -Marki Lemons Ryhal Things You’ll Learn In This Episode Think like a commercial real estate agent In commercial real estate, an agent won’t start the work until certain agreements and documents are in place. How do we bring this energy to the residential side? Don’t fall into laziness and high level stupidity A listing agent wouldn’t let their seller walk away from getting all the terms they want. How do we give the same undivided loyalty to our clients as buyer agents? The value articulation problem Many real estate agents are having a hard time with the idea of signing a buyer-broker agreement. Is the real issue not being able to ask for what we’re worth? The Confidentiality Dilemma: How to Avoid a Costly Real Estate Mistakes
When you work with a buyer, you owe them confidentiality. It’s a fundamental responsibility as their agent. Yet, some agents are asking to see confidential documents, pushing you into a tricky situation. Have you ever been asked for a buyer representation agreement by a listing agent? The moment you comply with one agent's request, you’re setting a precedent. To avoid the appearance of discrimination, you may feel compelled to provide this confidential document to every agent, creating a breach in the trust and confidentiality that your client expects. The solution lies in never compromising confidentiality. By strictly adhering to the executed buyer representation agreement, you protect your buyer’s interests and avoid the slippery slope of breaching confidentiality. In this episode, I talk about handling clients with confidentiality, the repercussions of violating confidentiality and why it's important to know the rules and regulations of your license. If you work with a buyer, you owe them confidentiality. -Marki Lemons Ryhal Things You’ll Learn In This Episode Treating buyers and buyers agents betterBuyers and their agents play a crucial role in funding real estate transactions and should be treated with equal respect and importance. How can treating buyers and their agents with more respect improve the overall success of a real estate transaction? Cooperation does not equal compensationIn real estate, cooperating with other agents or parties doesn't guarantee financial compensation unless specific terms are agreed upon. What can we do to ensure we don't end up being an uncompensated agent? How To Adapt To The Post-NAR Settlement Landscape and Win
Whether agents like it or not, the NAR settlement is in place, and no compensation will be offered via the MLS. As a buyer agent, you need written compensation confirmation before your client enters into an executed sales contract. With the new guidelines, agents wonder how to structure their compensation. The traditional route of looking in the MLS and accepting what is presented as cooperating compensation is now off the table, which means many agents are feeling pressure on how they will be compensated when providing service to a buyer. How will this affect income and the ability to attract clients? What other challenges come with the guidelines Here's where the buyer representation agreement comes into play. While you cannot negotiate compensation through the sales contract, your buyers can strike the lack of compensation to offset their contractual obligations. This simple yet effective strategy allows you to regain control over compensation discussions and ensures that both parties are on the same page. In this episode, I talk about what this relatively new change means for the real estate industry and what you can do if you have a signed buyer representation agreement with an offer of compensation. If you cannot demonstrate your value then you’re going to have a problem. -Marki Lemons Ryhal Things You’ll Learn In This Episode Better compliance in real estateAs of August 17, 2024, MLSs will no longer display broker compensation offers. How does this change promote greater compliance and accountability in real estate transactions? Stay out of hot waterUnder the new settlement practice changes, offering or communicating broker compensation through the MLS is prohibited. Why is it essential to remain compliant and avoid workarounds that could lead to legal trouble? How To Unlock Homeownership For Underserved Communities w/Bryan Young
Homeownership is an important part of economically empowering people. Even though efforts have been made to level the playing field, underserved communities still face significant barriers in the buying market. This means marginalized communities remain on the sidelines, lacking the right tools and education to confidently step into ownership. What can be done to help people in these communities prepare to buy? What tools can we use for education when it comes to credit and buying? Can we leverage AI to translate to all potential buyers? CEO of Home Lending Pal, Bryan Young joins me to talk about the struggles underserved communities face when it comes to home-buying and how we can solve them. Mobile, Visual and Scrollable: How to Revolutionize the MLS Experience w/ Coleton Boyer
As real estate agents, the MLS is something we need to know inside out and stay on top of. That’s really hard to do with the current MLS experience. Sitting at a desktop and staring at a spreadsheet doesn’t encourage us to consistently engage with the MLS. If we think about the apps we love to use, they have the same things in common. They are designed for palm-of-hand consumption - meaning it’s mobile-first, highly visual and extremely scrollable. What if we could bring that same experience to the MLS and truly bring listings to life? Tuesday is an app that’s revolutionizing the MLS experience so agents can spend more time sharpening their expertise. Ultimately, listings are a story, and MLS spreadsheets don’t tell that story well. What inspired the creation of Tuesday and how is it helping agents get better? In this episode, founder Coleton Boyer shares why it’s high time the MLS experience improved and how he’s doing it. Every listing tells a story. If it’s a successful transaction, the content was good and the price was right. Stories are visual, they aren’t meant to be consumed through spreadsheets. -Coleton Boyer Three Things You’ll Learn In This Episode Visual, social and mobileFor agents, knowing the market and staying on top of the data can be hard and boring. Real Estate Agents Lose 75% of Their Clients: Here's How to Retain Them w/ Scott Langmack
As real estate agents, we work hard to win leads and listings…but we lose 75% of them before they buy or sell again. That’s because most clients pick a new agent in their next transaction. Since the original agent doesn’t reach out to them or stay in front of them, they might not even remember their name. All of this is unavoidable. Since it costs 10 times more to get a new client than to keep our current customers, our marketing dollars should be spent on the latter. Staying top of mind with clients is as simple as providing frequent value over their entire homeownership journey. How do we retain future transactions years in advance? In this episode, I’m joined by the COO of Kukun, Scott Langmack. He shares how their platform helps agents stay in touch and in front of past clients. You should be spending your very first marketing dollar on keeping your current clients. -Scott Langmack Three Things You’ll Learn In This Episode Why agents lose most of their clientsMost real estate agents will walk with the seller until the transaction ends. Why do we need to shift to walking alongside them throughout their entire home ownership journey? Where your first marketing dollars should goIt costs 5-10 times more to get a new client.
